1. Rental rates are detailed on each homes
individual web page. Security deposits are required for each home. There is a
mandatory cleaning fee charged for each home so that you do not have to spend the last day
of your stay cleaning. Marin County imposes a 10% occupancy tax on all rentals less
than 30 days This tax will be added to your rental amount.
2. If during your stay, you are planning to have any additional guests
please contact Oceanic Realty to discuss the impact of those additional
guests on the septic system at your rental home. It is understood that you
or your guests will not disturb, annoy, endanger or interfere with
neighboring property owners or tenants with such entertaining.
Oceanic Realty cannot accommodate
any large parties, graduation parties, weddings ceremonies or receptions.
The rental home cannot be left in the possession of unsupervised minors.
Oceanic Realty reserves the right to terminate tenancies without any refund
of security deposit, rent, tax, cleaning fee should it be determined that
such parties are being held at the home that you have rented.
3. There is a one week minimum from mid-June
through September, and the Thanksgiving, Christmas, New Year, and Easter holidays.
There is a three night minimum for all other holidays, and a two night minimum for all
other reservations. All oceanfront properties will have a
week minimum during Indian Summer (Sep-Oct)
4. Oceanic Realty has a
60 days cancellation
policy. If you cancel your reservation within sixty days of your arrival we will hold
your security deposit until we are able to rebook the home. If we are unable to
rebook we must forward the security deposit to the owner. If you cancel your
reservation within 14 days of arrival we must hold the rent until we rebook the home in
this case you will be refunded your security deposit and cleaning fee, if we are unable to
rebook the home we must forward the rent to the owner as if you had in fact occupied the
home.
